First impressions do count. Curb appeal is very important. The lawns should be mowed and bushes trimmed. The exterior paint work should be in good shape. There is nothing worse than a prospective buyer driving off without setting foot inside the home because the outside just was not appealing.

Don’t undertake any major projects. Although good quality kitchens and bathrooms do sell homes, now is not the time to spend your cash reserves on any major renovations.

Cosmetic improvements are the order of the day. Make sure that you replace any broken doors, cupboards, handles, tighten any-loose screws, etc.
Shed some light on the subject. Replace any burned out light bulbs.
Let the sun shine in. Open the curtains, blinds and windows (weather permitting). Let both light and air into the home. If it’s a cold day ensure that your fire is ablaze and heat is on.

Your realtor will be at the home with a prospective buyer - what do YOU do?
Make sure that:
• your pet(s) are outside
• there are no dirty dishes visible
• all clothes have been picked up/put away
• the house is clean and organized

No buyer ‘wants the owners there when they are inspecting a home. Let your real estate agent point out all the fabulous features which you’re just itching to talk about. You are paying your realtor to handle these matters for you.

There is a difference between aromas and odors. It’s always a good idea to have a fresh pot of coffee on as you just can’t beat that welcoming aroma.
