There are government loan programs put in place for certain areas of the state that allows borrowers lending terms with no down payments on new or existing homes and condos. These programs can be amortized with 30 year fixed rates and have no prepayment penalties. The program allows for a sellers contributions towards closing cost and gifted down payment assistance. Loans can be made with less than excellent credit, but a good credit score is rewarded with a waiver of many of the normally required verifications.
