Yellow houses have the most curb appeal, as most people associate yellow with sunshine, optimism and warmth (it been reported that yellow houses sell faster than any other color).
Oil Based Vs. Water-based paint:
Stick with and oil based paint for exterior applications only when there is already an oil based paint on the building as a Latex expands and contracts more easily, and if used over an oil based paint can pull the under-layers off the surface Especially when you are in a freeze and thaw climate)
Water based is better for virtually every other application. It cleans up with soap and water,doesn’t smell, dries much quicker, and hold color best.
Latex exterior paints are superior for surfaces that have never been painted, just make sure you scrub under the eaves to clean off any grit that the rain doesn’t routinely take away, and if the surfaces are shiny use sand paper or a wire brush to rough up the area allowing the paint to grip better.
The interior type, color and advice:
The water based latex or acrylic are your best choices for interior paints as well it wears longer shows less roller or brush lap marks and cleans up with soap and water. For interior paints choose a paint that looks best on you this will give your place your personality, a property for sale the tried and true advice is stay neutral, you don’t want to say too much with color when your trying to sell.
Lead paint alert:
If your home was built before the 1970’s beware of scraping and sanding, better to be safe than sorry you can buy a testing kit with a chemical swap that changes color if lead is present, if so contact a lead abatement specialist for any major renovation.
