An hour north of Concord New Hampshire (the Capitol of New Hampshire) you enter the White Mountains National Forest. The resort recently announced a month-long close down for spring renovations. There has been a surge of activity in the White Mountain’s raw land category recently. I attribute it to long term family planning and some cashing out of the stock market. These buyers seam to favor the long-term stability of real estate. I see great value in purchasing low caring cost property with an eye towards future development. No question the land has to have something attractive about it, which is to say not just any land is going to go right out the door. The keys are close to a recreational resort, nice views and water if possible this is a winning combination.

According to the Realtors MLS data for sales in the towns of Lincoln and Woodstock the gross number of condominium sales were down in 2007 compared to 2006. But when we add the South Peak Development (not reported in the Realtors Data), the gross number of sales is only off by 12% from 2006 and the average selling price is actually up about 12% over the prior year (net affect no gain or loss).

The number of land sales and home sales are virtually tied over the past 2 years. The number of sale for condos, homes and land closed in 2006 were 225 and 198 in 2007. The only bad news is the number of days on the market has increased by 23% (about 40 days longer to sell). This bares repeating sales were down 12% (in # of units) but up 12% (in Gross $ value).

So statistically the second home ski properties in and around the most popular resort in New Hampshire have held their values very well. So when market concerns abate and the pent up demand rebounds I feel the unit volume will increase and the days on the market will decease as the pendulum swings the other way.

I was riding up the lift with an older gentleman the other day, making small talk about the whether. I happened to say “boy we have gotten a lot of snow already this year”, to which my companion replied can I tell you a story about how the Native Americans knew how much snow we would get on any given year. Sure I said you have a captured audience for the next 6 minutes.

Here’s how the story goes:
A recent settler to the region was splitting wood for his first winter in America, when the local chief walks by and looks at the pile and says “we gonna have a heepum cold winter.” The settler takes this clue as a warning and sets out to double his efforts. A few days later the chief looks at the man’s pile of wood and says “we gonna have a heepum-heepum cold winter” fearful for his family’s safety again the settler begins to work even harder on cutting and stacking wood for his fire. The third time the Chief walks by he says”we gonna have a Heepum-heepum-heepum cold winter. This time the settler is truly alarmed and asks the chief how he knows the winter is going to be so bad, and the chief says “Indians can tell by how much wood the white man stacks.” (LOL)

Does your expectation create your reality? Someone asked me the other day how’s the market and I said its fine with seasonal adjustments it will be on average this year. This person said, but the papers say the real estate market is awful they told me they read it was down 10%. I said where? He said well across the country, well it’s a good thing I don’t sell across the county. In reality the places than ran up the fastest in the past 10 years like Florida and California are experiencing a price adjustment and when added to the overall picture will tend to adjust the national averages down a bit.

The sellers’ who own 2nd home property we tend to work with sell for a variety of reasons, such as lack of use, the youngest one is starting college, or they are down sizing for retirement. The common theme I hear is we would like to sell but we don’t have to and that seller doesn’t fire sale his vacation property. He’ll use it until it sells and he’ll wait till they have an offer that meets their goal.

So keep stacking the wood, have a cozy fire to stay warm this winter and I’ll see you on the lifts. But remember, people’s perceptions are a funny thing, and I like to think the glass is half full.

I started skiing loon when I was 12 years old. We road the old orange gondola, were served coco by Sherman Adams as we waited in line for the (then much slower) lifts. I recall sharing the secret message over the fireplace with a first time visitor to Loon, we were cool and had the mountain to ourselves as our playground every weekend. Every so often we would hear stories of the Puffin who lived on the Mountain, the stories came over the old load speaker system. It was rumored that this mythical creature was the cause of many a Childs’ fall when skiing. We knew it wasn’t our lack of ability or leg strength that had caused us to loose our balance in those early days of skiing.

A group of us had a place we would meet in the woods off upper flying fox (behind what I remember as a huge boulder), where we could get out of site from the trails and play hide and go seek in the trees. My favorite trail back then was Seven Brothers, it had the big drop offs that would allow you to get air (and we jumped every place we could take some air). Back in the early 70’s you had the Bear Trap lounge just up the hill from the Octagon base lodge (now the site of the Mountain Club), and you had your choice of a few hotels with restaurants in North Lincoln (Beacon, Woodward’s & the Indian Head) or you could travel over to North Conway for Dinner which is what my family did frequently. As I got a little older we all met at the Barn (later known as the Loon Saloon) back in the late 70’s when the drinking age was 18 and the young ski instructors would bring the party to their house when the barn closed (man those were the days). We had great times growing up at Loon, it became a big part of my decision to attend Plymouth State College (now a University) just half an hour south of my Families Condo at the village of Loon.

Now a new Loon has emerged: But as I meet the kids in the racing program and see them zipping down the slopes (and through the woods) I realize things have stayed the same only a different generation has taken over where I left off. Our parents let us go in the morning to seek out our friends, they never seemed to worry what we were doing unless we missed the last shuttle home. I remember looking out the back window of the Ford Country Squire station wagon as we left Lincoln on Sunday afternoon to return home to Sudbury Mass. The snow banks looked huge to me back then but maybe it really is all the same as it was when we were just little kids.

Centex Destination Properties is working with Loon and developing nearly 400 acres of prime real estate between the mountain and the Pemigewasset River. South Peak Resort on Loon Mountain will be an upscale, four-season mountain destination including private ski-in/ski-out and riverside custom homes and condominiums with premium amenities.

Planned amenities include The South Peak Club, featuring an indoor/outdoor pool pavilion, hot tubs, massage studio, fitness center, theater room, dining facility, and skier services. Hiking and biking trails throughout the resort will offer opportunities to bike or stroll through the woods and along the river, and outdoor fire hearths will become natural outdoor gathering places.

Phase I of the project, which began in November 2005, included infrastructure development and 67 single-family home sites. The initial Riverside Terrace buildings have been completed, with owners taking occupancy this past summer, and two more buildings are scheduled to be ready for occupancy by mid-winter. Although the rain can dampen the spirit it can also make skiing fast and fun. I took my first run down the Cruiser trail, followed by the Boon run trail the
width of the trails reminded me of western skiing, but the solid surface was decidedly east coast (at least today). I think I will really like these trails when they soften up, and the view of Mt. Moosilauke and the village of Lincoln is worth the trip alone.

If you are a season pass holder the south mountain parking lot is the best kept secret you can park less than 100 feet from the lift and the Pemi base lodge is terrific (inside). No ticket window will keep it for now a pass holder paradise, but access to the slopes from the main ski area is available off the gondola or North Peak Chair, so first tracks can only be had from the Pemi Quad.

Cargill Construction has several homes being constructed in the South Peak Resort and all have ski home access from the Boon Run Trail. What a great place to own a home and skiing is pretty good considering the whether we have had.

As you know, the South Peak Lincoln Express Quad is open for skiing with two new 8,000 foot groomed intermediate trails. We have over 100 owners in our community already and our first 67-homesite phase is sold out! A handful of owners are now moved into their new homes and we have 17 owners in different stages of Architectural Review for building. LINCOLN, N.H. Against a backdrop of more than two feet of fresh snow this week, New Hampshire’s Loon Mountain officially opened its long-awaited, highly-anticipated South Peak expansion this morning.

Loon Mountain General Manager Rick Kelley was joined by Boyne Resorts’ President of Eastern Operations Stephen Kircher, and town and state officials for the ribbon cutting of the new Lincoln Express high-speed quad.

“This day celebrates the biggest single expansion in the history of Loon Mountain,” said Kelley.
Loon Mountain invested over $13 million over the summer to build South Peak’s two new chairlifts, three new trails and new base area, as well as installing a highly energy-efficient snowmaking system which greatly expands Loon’s snowmaking capacity.

New lifts include Loon’s fourth high-speed lift, the Lincoln Express, that runs from the base to the summit of South Peak, and the Tote Road Quad that carries skiers and riders between the summit of South Peak to the trails and lifts on Loon and North Peak. Fifty acres of new terrain are open this winter. This terrain represents only 35% of the full expansion planned for completion at Loon Mountain in the next few years.

The South Peak expansion makes Loon an even more popular mountain destination for New England vacationers. Loon has long been known for its easy access, big mountain skiing on 2,100′ vertical, snow quality, variety of terrain, award-winning terrain parks, full complement of on-hill programs, and abundance of lodging accommodations and amenities.

“This day celebrates the biggest single expansion in the history of Loon Mountain,” said Kelley. “For 24 years this has been the dream of many at the resort and in the community of Lincoln. I’m extremely proud of what our team has accomplished in finally making the vision of South Peak a reality. This is a momentous occasion for so many people, and an exciting time to be a part of the Loon and Lincoln communities.”

Grafton County is geographically the second largest of New Hampshire’s ten counties, covering 1,747 square miles. (Coos County to the north is slightly larger, with 1,855 square miles.) The County is roughly rectangular in shape, running from Bristol in the southeast and Lebanon in the southwest, to Bethlehem and Littleton in the north. Cannon Mountain Ski Area with 55 ski trailsand 9 lifts. Cannon Mountain boasts a 70 passenger Tramway. Tucked into breathtaking Franconia Notch, Cannon Mountain retains its historic New England flavor with updates to make it fun for all. Cannon Mountain is located about 2 hours from Boston, MA and 1 hour from Concord.

Known for both its technical rock & ice climbing (particularly on Cannon Cliff) and its skiing, the mountain was home to the Old Man of the Mountain until the formation collapsed on May 3, 2003. World Cup ski racing phenom Bode Miller grew up skiing New England’s challenging vertical. As a daring youngster, Miller honed his skills with free rein on the classic, narrow trails and the intimidating Front Five, which can be seen from I-93 and are as steep as you’ll find in the East.

Like other historic ski areas, Cannon offers trails that wind their way down the mountain—for those not afraid to pick up some speed, it’s possible to turn with the trail like it’s a natural giant slalom course, as the trails make narrow, sinuous turns through the pine forest. The mountain is home to the New England Ski Museum, located adjacent to the Tram base.

As much hard-corps terrain as there is at Cannon, there are even more intermediate and beginner trails. More than two-thirds of the trails off the summit are smooth, wide, blue runs with stunning views. From the top, skiers can see the Presidential Range of the White Mountains and no signs of civilization except for the highway and base lodges. Cannon is indeed a favorite for families with skiers and riders of all levels. Tuckerbrook quad area, which is a completely separate beginner area with its own lift ticket at a lower price, is a perfect place for families with young children or beginners practising their first turns.

Although skiing is the biggest attraction at Cannon Mountain, in the off-season (May - October) there is the Cannon Mountain Tramway (which is 1 of only 2 in New England).

The aerial tramway is one of New Hampshire’s most spectacular rides. The tramway brings visitors to the 4,180′ summit of Cannon Mountain in approximately eight minutes. Visitors can enjoy views of the mountains of New Hampshire, Maine, Vermont, Canada, and New York. At the summit there are walking paths, an observation deck, cafeteria, and restrooms.

Atop the mountain you can also take a hike on the Rim trail which offers stunning views of the surrounding mountains, including Mt. Lafayette which is ‘next door’ to Cannon Mountain.

Sleepy North Country burg nestled in the rugged White Mountains of New Hampshire. A mix of blue-collar workers, doctors, lawyers, and teachers—banding together. Sunday farmers’ market draws crowds, downtown goes WiFi, and Main Street prospers. Among Littleton’s recent improvements are a walking path and bridge gracing the Ammonoosuc River, a high school project that brainstormed a way to heat downtown sidewalks in winter (by mixing furnace exhaust with water and glycol, then pumping it through underground tubing), and an effort by pragmatic downtown merchants to zero in on niches that the big-box retailers on the edge of town can’t fill. In short, it’s a cutting-edge model of economic revival on a postcard setting.

Littleton’s unofficial motto seems to be “It takes a committee.” Past and present ones include the Economic Development Task Force, the Riverwalk Committee, Envisioning Littleton’s Future and Littleton Main Street Inc. But from those seeds have sprouted plenty of tangible assets: a 200-acre industrial park that accounts for upwards of 1,200 local jobs, a recent push to create more jobs for young people, one of New Hampshire’s top recycling programs, and 145 units of new and/or refurbished affordable housing.

Crime is low, and state sales tax and income tax are nil. The hospital was recently rebuilt, attracting M.D.’s and other doctors from here to Boston. With outdoor playgrounds, you can take your pick of flatwater paddling on the Connecticut River, whitewater rafting on the Ammonoosuc, cragging and hiking in the White Mountains, mountain biking in every direction, and skiing at Cannon Mountain—where World Cup ski champ Bode Miller learned to bomb.

artist-bluff.jpgI think my fellow Realtors and I fail to see the woods through the trees. For this reason I make it a point to explore the local attractions some have come to take for granted. This happens by force or by chance, last week I took my sister and niece to Clarks’ Trading Show (bear show) and marveled at the faces of the other children there. We often go to the Whales Tale Waterpark (and are season pass holders), and enjoy a leisurely day “at the beach” two hours from the coast. Then recently my wife and I decided to take a brisk walk which included lunch in a back-pack, talk about bang for the buck a half and hour hike up Artist’s Bluff and the view is every bit as wonderful as any full days hike up a 4,000 footer.

Who could be luckier to live this way? You can!, and isn’t that the point. Finally I am keenly aware of value when it comes to real estate, and what I have observed is this. When we travel to the coast of Maine, Cape Cod, or the ski resorts of Vermont, I check out the local prices of “comparable” property (vacation homes, businesses, and land) what I find consistently is we have more to offer at reasonable prices and better access from north to south than anywhere else I travel throughout New England.

I guess there is still no place like home and no better place than where you feel at home.

Some say the bubble has burst, that can only be true if there was a bubble to begin with. My customers and clients often compare prices they are used to in their primary home’s town. I have to say when the average home 30 miles in all directions from the city of Boston is over a million dollars, than sure the Loon Mountain area looks like a bargain. In fact the values here for all the recreation, amenities, services and ease of access offered for the near by Real Estate we are woefully under priced when compared to alternative vacation home offerings (in New England). There is still time to buy under valued real estate before the Loon Mountain area catches up with the rest of New England.

With large scale expansion happening at the Ski Area, and 95% of Lincoln NH within the White Mountain National Forest boarders real estate values are going to go up, the question is; “do you want to buy before or after they do?

Boyne USA Resorts takes over the management at Loon Mt.

In a press release dated 9/19/07 Boyne has reported it’s buy out of the Booth Creek Ski Holdings Co Management contract with Loon. “Aided by a partnership with CNL Income Properties, Inc., Boyne USA’s Ski Resort portfolio will become the third largest in North America and boast 10 resort locations operating in Maine, Montana, New Hampshire, Utah, Washington, and British Columbia.”.

The press release goes on to talk about the experience of the Boyne family in terms of chair lift and snow making technologies invented and perfected by Boyne since 1947.

The Goal will be to become the “Best four-season resort company in the world”, and suggests a multi-mountain pass available to all their resorts will be in the works shortly. Other year-round offerings that Boyne features are Golf courses, Spas, Water Parks, and hosting venues at the 2010 winter Olympic games.
