According to the Realtors MLS data for sales in the towns of Lincoln and Woodstock the gross number of condominium sales were down in 2007 compared to 2006. But when we add the South Peak Development (not reported in the Realtors Data), the gross number of sales is only off by 12% from 2006 and the average selling price is actually up about 12% over the prior year (net affect no gain or loss).

The number of land sales and home sales are virtually tied over the past 2 years. The number of sale for condos, homes and land closed in 2006 were 225 and 198 in 2007. The only bad news is the number of days on the market has increased by 23% (about 40 days longer to sell). This bares repeating sales were down 12% (in # of units) but up 12% (in Gross $ value).

So statistically the second home ski properties in and around the most popular resort in New Hampshire have held their values very well. So when market concerns abate and the pent up demand rebounds I feel the unit volume will increase and the days on the market will decease as the pendulum swings the other way.

With the success of the first 60+ home sites sold, phase two is ready for release.

For those that know the lay of the land, the new home sites (22 of them) will be near the old Loon Mountain Riding Stables. For new comers the site is west of the newly opened Pemigewasset Quad Chair Lift. These sites will feature ski home access from the South Mountain slopes at Loon. They will offer views of Mt. Moosilauke to the North West, and be walking distance to Performing art center and the village shops. A river walk and other seasonal activities make this a perfect location for the skier and non-skier alike.

Centex Destination Properties is working with Loon and developing nearly 400 acres of prime real estate between the mountain and the Pemigewasset River. South Peak Resort on Loon Mountain will be an upscale, four-season mountain destination including private ski-in/ski-out and riverside custom homes and condominiums with premium amenities.

Planned amenities include The South Peak Club, featuring an indoor/outdoor pool pavilion, hot tubs, massage studio, fitness center, theater room, dining facility, and skier services. Hiking and biking trails throughout the resort will offer opportunities to bike or stroll through the woods and along the river, and outdoor fire hearths will become natural outdoor gathering places.

Phase I of the project, which began in November 2005, included infrastructure development and 67 single-family home sites. Market demand remains strong and Phase II development is well underway, highlighted by the introduction of Riverside Terrace Condominiums. The initial Riverside Terrace buildings have been completed, with owners taking occupancy this past summer, and two more buildings are scheduled to be ready for occupancy by mid-winter. South Peak Resort projects an eight- to ten-year build-out for amenities and residences.

As you know, the South Peak Lincoln Express Quad is open for skiing with two new 8,000 foot groomed intermediate trails. We have over 100 owners in our community already and our first 67-homesite phase is sold out! A handful of owners are now moved into their new homes and we have 17 owners in different stages of Architectural Review for building. We will begin accepting reservations for our Phase II Homesites on January 22nd, 2008, and will offer these sites for Purchase and Sale on January 26th.

Our South Peak Master Plan consists of only a limited amount of homesites in our overall development summary. Some of these Phase II Homesites have ski-back trail access and others have some great short range mountain views. The location is just up from the Riverside condos, along Crooked Mountain Road on the way to the Lincoln Express Quad and Pemi Base Camp area.

The Lincoln Express Quad” will be tested by invitation today and a grand-opening ceremony will take place Friday December 21, 2007. Skiers and boarders will have the chance to ride the new chairs and ski brand new terrain before Christmas Vacation.

With the overall master plan approved by the town of Lincoln the South Peak developers need only submit new phases and site plans as they become solidified. Sixteen (16) newly drawn Riverside condos await final planning board approval, and some will feature a new lower level walk-out not previously done in the first 40 units. Engineering has also been completed on a new phase of home sites and we would expect both to be released to the public (pending final town review) by mid-August. The installation of the Quad chair lift on South Mountain remains on track to be complete by fall for this coming Ski season’s Grand opening. The Quad Chair Lift construction timeline, looks like installation of the concrete bases will be flown in during the month of July, followed by lift towers being assembled and helicoptered into place in August. The rest of the cables and operating systems will be completed throughout the fall for the 2007 – 2008 ski seasons’.

Only a hand full of the original 60 initial home sites still remain available at the South Peak Resort - Loon Mountain, NH. ALL 40 of the Riverside units were SOLD. Additional Riverside Condos were approved for building at the Planning Board Meeting on Wednesday, April 25th. Also a Phase 2 single family home section is in the drawing stages, and expect summer approval. Lastly, keep an eye to the sky, as Loon Mountain Ski area begins to air lift towers into place for the new Quad chair slated to open on the South Mountain side in December of 2007.
