Your dream of owning a home can become a reality if you set realistic goals, get sound advice, plan carefully and clearly understand the costs of home ownership. It’s a good idea to start with utilizing the services of a Certified HUD Housing Counseling Agency, there are many in New Hampshire and serving residents of Grafton and Coos counties is AHEAD (Affordable Housing, Education and Development). They offer in person homebuyer education workshops as well as some online training. That’s a perfect place to start your journey! 

With some homebuyer education you will know what loan programs are offered and which ones will work best for you and your situation. Find a lender that you feel comfortable with because you’ll be getting financially undressed for them! You’ll provide income, debt and credit information that your lender will analyze and determine your eligibility and how much you can afford. Taking this step before you begin looking at homes will give you an edge over any buyer who hasn’t been to the bank yet!

Now that you know your price range it’s time to prioritize your wants and needs in a new home. You need to know what you’re willing to bend on and what has to meet your standards no matter what.  Taking the time to do this before choosing a real estate agent is a good idea and will make better use of your time with whomever you choose to work with.  You’ll be spending a lot of time with your Realtor and just like lenders there are many licensed real estate agents available, take the time to find someone that best suits you. Once you have your agent….. its go time, shopping! 

When you find “the one” and get the property under contract you’ll do a lot work with your lender providing documentation for your financing and as much work with your Realtor to ensure you comply with inspections and deadlines listed in your purchase and sales contract. Together, along with your closing agent, your professionals will guide you along to becoming a brand new home owner!
