This ski-in & ski-out slope side subdivision at Loon Mountain in Lincoln, NH was started in 2006 and many truly spectacular homes have been custom built since then. These homes required a minimum of 2,500 Square feet (max 6,000 Sq,Ft.) Not only do the homes feature top notch skiing terrain, but they also offer a long stretch of direct water frontage on the Pemigewasset River.
Phase one offered 64 homes sites and 40 condominiums and that was a complete sell out in 2006. Fast forward to 2008; the (DES) Department of environmental service enacted a shore land protection zone for class 4 or above water ways. This meant any home build within 250 feet of a classified great body of water had to comply with some new restrictions. Namely a maximum lot coverage restriction, in this particular case as South Peak has municipal water & sewer. This meant new site planning and an additional stamped engineering plan would be required. But it also meant builders and homeowners had a stricter maximum area that would be allowed to be covered with impermeable surfaces (building and paved areas primarily).
Phase two “This subdivision has not yet been registered by the New Hampshire Attorney General’s Office. Until such time as registration has been issued, only non-binding reservation agreements may be accepted.”
This section of South Peak offers larger areas of common land and slightly smaller lot sizes. With the shore land protection as a consideration, the newly designed sites on South Peak Road were given permission to allow a minimum living area of 1,500 Square feet (same upper limit of 6,000 sq.ft).
There are currently 22 non-binding sales under agreement.
