Increase Home Value

Whether you're considering listing your home for sale or plan to hold on to it through your retirement years; keeping your home maintained and updated will increase its value. The best plan of action is to focus your time and resources on one room at a time.  Begin by making a list of all the things in each room you want to fix or upgrade and calculate the hard costs plus your time for each project. Knowing these two things will help you plan which room to begin with.  In addition to having a plan for each room, you should equally put together a plan for the exterior of your home.

AHEAD

You learn an awful lot in high school and even more if you go on to college or a trade school; all this knowledge is important and will help you get a job and begin life as an adult. But, during all those years of education did anyone ever teach you how to create a household budget, manage your money and establish credit? Some folks are lucky enough to have parents that taught them these skills, but most people simply learn as they go – and make mistakes. Now imagine the time has come to purchase your first home – who taught you how that process works or even where to begin?  Jumping into the process by looking at homes first is usually the first move, but a wrong one.

Gnarly Basement Blog

I bought a fixer-upper house with more than 20+ years worth of junk in the basement. None of it was mine. None of it was cleared out even after giving the occupants an extra 60 days to dispose of garbage and clean out their stuff. It was the absolute grossest and most disgusting thing I’ve had to do thus far as a homeowner. I’m not even going to post pictures of what it looked like (or what it currently looks like) and it’s probably the bravest thing I’ve ever done- DIY Gnarly Basement Cleanout Project.

The Financial Clinic

For many people, the New Year means a fresh start, resolution setting, and getting ready for the fresh start that lies ahead.  However, for many of these same people, it also brings a hangover. This hangover, however, has nothing to do with the number of champagne bottles popped at the stroke of midnight, but the feeling of the void left in your bank accounts after a season of spending. The holidays are a joyous occasion where love, cheer, and material goods are spread freely amongst your closest friends and family. But the good times can, unfortunately, lead to depression when bank statements start arriving in your mailbox.  Luckily, a little planning can go a long way toward making sure a season of giving does not lead to a season of regretting. Planning for the holidays can start at any time. It incorporates both clever savings and spending strategies.

You’ve finally made the decision that this is going to be the last summer you’ll be a renter. You’ve started to stash away some funds so you can buy your own home at last; but wait, do you know what your credit rating is? Knowing exactly where you stand as far as creditworthiness is an essential step. If you haven’t done so already, you should sign up for a free service like Credit Karma to view and monitor your credit.  Often times consumers find there are things on their credit report that come as a complete surprise to them. Sometimes those things are legitimate like the credit card you got in college and never paid for or a medical bill that’s been turned over for collection, but sometimes, negative information can be an error that will continue to hurt you until it’s addressed.

What is a short term rental? Why are there so many fees attached to a reservation?

An increasingly popular way to travel in the United States is by the week or month when going on vacations or adventures. Why wouldn’t you if you had the time and resources? Unfortunately these getaways do not fall into long term rentals or seasonal rentals. Any stay less than 6 months at a property is technically considered to be a short term rental (STR) and they have some laws and rules of their own.

You finally find a home that’s right for you and have a signed Purchase and Sales agreement, now what?  Hopefully before you signed the contract you made sure to include an inspection clause that makes your transaction contingent on the findings of a professional home inspection. This clause should include the terms and conditions to which both the buyer and seller are obligated.
